Who pays for repairs?

When a tenant enters into a Rent to Own agreement they are moving into their new homes as future home owners. As future home owners they are expected to maintaine the home as it were their own (after all in a few short years it will be!). Maintenance and repair responsibilities of the tenant buyer include, lawn care, snow removal, minor plumbing such as leaking faucets, paint repairs etc…and there will usually be a maximum monthly expense stated in your agreement. The landlords are still responsible for major repairs such as a roof or furnace but the idea is to keep the costs as low as possible in order to be able to offer the tenant buyers the maximum credits to get them into their homes sooner.
